Checkmate Roofing & ConstructionRoofing guides

Commercial roofing

Plan the roof around the building it protects. Drainage, equipment, occupants, and future service access all belong in the scope before work begins.

Survey the whole roof system

Establish the existing roof construction and proposed assembly with the responsible contractor or design professional. Include rooftop equipment and drainage in the survey.

  • Identify roof areas, drainage routes, penetrations, and equipment.
  • Review available roof plans, installation records, and earlier repairs.
  • Document access restrictions and limits of the survey.

Give roof details a defined scope

Ask how the proposed roof system handles edges, curbs, penetrations, and transitions. These details need to match the actual assembly and approved manufacturer guidance. A general promise to seal everything does not define the work.

Plan around the occupied building

Agree on access, staging, interruptions, weather protection, and communication with occupants. Where a unit must be moved or disconnected, assign the handling, specialist connections, roof work, and checks to the appropriate people.

Common questions

Can rooftop HVAC stay in place during replacement?

That depends on the equipment, supports, roof assembly, and approved method. Resolve it during the survey and assign any lifting, disconnection, reconnection, and testing before scheduling the work.

Who owns the roof-to-equipment handover?

The project team should name a coordination contact and give each contractor a written assignment. Closeout should bring the roof and equipment records together without implying one trade has approved the work of every other trade.
