Record the symptoms safely
Note where and when water appeared, whether weather or equipment operation coincided with it, and any recent work. Take photographs from a safe location. Do not climb onto a roof or open powered equipment to investigate.
- Visible water stains or recurring damp areas.
- Missing, displaced, or visibly damaged roof covering.
- Changes around roof edges, flashing, or penetrations.
Ask what the repair addresses
Request the assessed source, affected area, proposed detail, and limitations of the visit. Water can travel before becoming visible indoors. An observation and a confirmed cause should be distinguished in the report.
Include the roof edge
Where fascia, soffits, or roof-edge materials are affected, ask whether the scope covers the underlying cause as well as the visible finish. Structural or concealed deterioration may require a separate assessment.
Keep an evidence trail
Retain before-and-after photographs, the work description, and the next step if the original conditions cannot be reproduced. A dry visit does not by itself settle an intermittent water report.
